Hello! A few months ago I purchased my first house. The house itself is in great shape and was built in 1947, but it has a very small room that houses an old well. The room is accessible by a small door from the finished part of the basement but the well room itself is set outside of the basement and underneath a concrete slab outside. Yesterday the carpet in the basement surrounding the door was soaked and when I inspected the inside of the well room it's clear the walls and ceiling of the room are starting to fail and allowing water to seep into the room and out into the basement.
More info on the room itself to give you an idea of what it looks like. When you open the door to the room the floor is a small step up. It goes about 3.5-4 feet back and the ceiling is about 3 ft high. The pipe to the old well is sticking out of the floor a few inches and is located in the back corner. There is no cap on it. The rebar is rusty and the walls and ceiling are beginning to crumble away. Beyond the water issue I'm afraid that the cement slab over top will eventually collapse.
The thing is the previous owners didn't disclose there was a well on the property which is against my states law- but, the well is also not registered with the state well index so I have a feeling they could play stupid about what it is or claim they thought it was a fall out shelter or something. Basically I'm looking for advice on how to deal with this. I have absolutely no clue what to do. Is this something that can be handled (all or in part) diy? Should I hire someone and if so who fills in old well rooms? Any clue on cost for something like this if I hire someone to fill it/deal with it?
