I purchased a duplex around the Cleveland, Oh area about 1.5 years ago. I've lived in the north (back) half and planned to rent out the southern (front) half. I have since acquired a job that increased my income by 50% at the minimum and in the time I've lived here I have become incredibly greedy about this house. I love it, I have a nice plot of land with a creek at the bottom of a wooded hill on my property. So I've considered turning it back into a single family home. It originally was a single family, in the linked images the bottom floor, the north (back) half has a kitchen and mudroom that are additions. The southern (front) half has the dining room as an addition. In the images I linked, the left floor plan is the original. The measurements are rough, I did them by myself and they're nothing to do anything concrete by any means whatsoever, just some data I could upload into this floor plan program.
This house as two front and back entrances, neither of which need to be messed with. Two gas, water, power inputs, water heaters, and furnaces.
This houses' ductwork is crap. By crap I mean there are two vents respectively running to the top floor, both floor vents. Since there are two chimneys I figured they could run the duct lines up the outside of that (just encase it and make it look like a larger chimeny, I don't particularly care about the aesthetics). Are there any "professionals"/diy'ers that have any objections to this? Also given the linked floor plans, what would you consider a decent guestimate? I know you can't take into account finding dead bodies or something, I understand that.
In regards to the power, I'd like to eliminate the panel in the north (back) part of the house since it is the longest run from the power lines. As far as I know all the knob and tube is gone in the house, I haven't run into any however I can't rule out its not there at all. How difficult would it be for the electrician to run those lines from the north (back) box to the southern (front) box? Obviously they'd have to expand the box, that I understand.
TBH, the water doesn't seem like an issue to me. I believe I can keep both tanks since I'm having two bathrooms. One is for the guest, I would like to think I would have no problem putting the one on "vacation" when no one is here. Does anyone have an objection of having the two sides sharing the same main line coming in? AFAIK its a code-sized line coming in, I would like to think its nothing different than it just being a single house to begin with after the conversion was made.
I will be having a contractor coming in and doing the knocking of walls, bathrooms, etc.Most of the walls on the southern side are still plaster, which Im very excited to get rid of. Would a contractor have any issue with me taking everything down to the studs myself to save some cash? Being in the service industry, I understand if someone "buys from someone else, and wants me to install". Im pretty sure I will most definitely have the south side done, move my bed into there, then have the north side done.
